Maintenance Mechanic III, Facilities Management Department

Essential duties and responsibilities:
Performs a variety of basic maintenance, reconstruction/remodeling and repair services. Functions include troubleshooting and repair of electrical, plumbing, HVAC, carpentry, painting, communication systems, and electronics; performs snow removal operations; performs general services such as moving file cabinets, office furniture, hanging pictures, and delivering items; checks buildings for needed maintenance and repair work per supervisor�s schedule; completes repairs to detention locking devices; and changes light bulbs and florescent lighting.

This individual will also perform minor carpet repair; maintain grounds and irrigation systems; carry assigned Duty Pager when required; prepare surfaces for painting, performs patch and repair, and paints interior and exterior of county buildings/facilities; and perform other assigned tasks as required.

Minimum qualifications:
Must have a high school diploma or state-approved equivalent and experience in facilities management; must have at least three to five years of increasingly responsible related work experience, or an equivalent combination of related education and experience; must have experience certification in a related field such as HVAC, plumbing, carpentry, painting, electronics, custodial, or grounds-keeping; must possess a valid State Driver's License; have knowledge of low-pressure boiler, air conditioning, ventilation, and pneumatic system operation and maintenance; have knowledge of electrical, plumbing, and carpentry principles; and have knowledge of the types and costs of various parts and materials related to HVAC systems.

Desired qualification: Some technical school or college courses in a maintenance-related field.

Working Hours:

Custodian - Nights, Facilities Management Department

General Purpose: The Custodian position is an entry level position responsible for maintaining County owned offices, building, facilities, vehicles and exterior grounds in a clean and orderly condition. This position reports directly to the Custodian III positions.

Primary Responsibilities: Performs a variety of basic building maintenance tasks as assigned; performs a variety of ground maintenance tasks as assigned; and completes work orders and accepts verbal instructions from the Facilities Management supervisory staff.

Essential Duties: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The following is a nonexclusive listing of essential job duties:

  • Performs vacuuming and upkeep of carpeted areas including shampooing and extracting.
  • Sweeps, mops clean stairways, offices, courtrooms, and other assigned areas.
  • Scrubs and polishes fixtures, washes windows, mirrors, and other areas and equipment.
  • Cleans restrooms and restocks paper and soap supplies.

Maintenance II, Facilities Management Department

General Purpose: The Maintenance II position is responsible for performing professional level tasks and assisting other crew members in the construction and maintenance of County owned facilities, infrastructure, and similar tasks. This position reports directly to the Maintenance III positions.

Primary Responsibilities: Performs all the essential duties and responsibilities of the Maintenance and Maintenance I positions; performs a variety of additional and progressively more difficult maintenance, new construction, reconstruction/remodeling and repair services as assigned; performs a variety of additional ground maintenance tasks as assigned; and completes work orders and accepts verbal instructions from the Facilities Management supervisory staff.

Essential Duties and Responsibilities:
- Regularly involved in carpentry, electrical, mechanical, hydraulics, pneumatics, HVAC, plumbing and maintaining facility grounds and equipment using power tools, hand tools, mowers, trimmers, trucks, loads and tractors to complete tasks.
- Completes maintenance assignments that include installation/repair of plumbing, carpentry, painting, concrete, carpet, roofing, communication systems, building and grounds signage.
- Completes grounds assignments that include mowing, edging, trimming grass areas; planting, mulching, staking, fertilizing, trimming trees, and shrubs; cutting, rolling, laying and watering sod; irrigation systems; installing, cleaning out and repairing culverts and drop inlets; picking up, loading and securing debris and trash.
- Assists in new construction layout and installation of electrical and plumbing runs, equipment and fixtures based on job specifications and local codes.
- Assist with underground construction layout and installation; digging up and repairing water lines, irrigation lines, sewer lines; trenching for new water lines and electrical lines.
- Operates and maintain tractors, right-of-way mowers, commercial riding mowers, trimmers, edgers, aerators, seeders, spreaders.
- Performs improvement tasks including repairing, assembling, and installing picnic tables, grills, play structures, trash can holders, fencing, barriers, signs, cleans restrooms, empties trash, bumper blocks, and gates. Makes minor electrical repairs to include outlets, install new lighting, maintain existing lighting; changing light bulbs and fluorescent lighting, camper GFIC outlets, etc.
- Performs snow and ice removal including shovels and operating snow blowers, trucks with mounted snow plow blades and sand/salt spreaders, uses skid loader with mounted boom or bucket to clear parking lots and walking surfaces.
- Performs road repairs and improvements including loading and hauling rock or hot/cold asphalt mix for patching of holes; filling cracks with asphalt emulsion; installing, repairing and cleaning out culverts, drop inlets.
- Performs preventive maintenance on equipment including changing oil and filter; greasing moving parts; airing up and/or changing tires; sharpening or changing blades, belts, springs, chains, cleaning by pressure washing or with compressed air; sanding, priming and painting rusted areas.
- Performs general services such as moving file cabinets, office furniture, hanging pictures, delivering items and custodial functions.
- Uses variety of hand tools and equipment including electrical tools, hand tools, plumbing tools, carpentry tools, pneumatic tools, metal sheers, tractors, dump trucks, trucks with snow plow, jack hammer, drills, nail gun, sand blaster, airless paint sprayer, skid loader, backhoe, boat, etc.; occasionally required to use heavy equipment and other types of equipment to perform various functions as necessary.
- Checks buildings for needed maintenance and repair work per supervisor's schedule.
- Fabricates, produces, and installs signs of varying dimensions.
- Fabricates with metal by using electric or gas welders and cutting torch; jack hammer, shovels, rakes, hoes, whips, levers, to maintain grounds and roads; chains saws, pruners, trimmers, bow saws, drills for resetting highway/information signs, cutting bridgeboards or concrete forms.
- Completes repairs to County security devices, such as locks, cameras, Fire and intrusion alarm systems.
- Prepares surfaces for painting, performs patch and repair, and paints interior and exterior of County owned buildings/facilities.
- Follows all County and departmental safety rules, regulations, and procedures.
- Assists with the training and mentoring of new employees.
- Performs other duties as assigned and reasonably qualified to perform.

Minimum Qualifications: High school diploma or GED equivalent; must have three to five years of increasingly responsible related work experience, or an equivalent combination of related education and experience including operation of heavy equipment; must have experience in a related field such as HVAC, boilers, plumbing, carpentry, painting, electronics, welding, custodial, or grounds-keeping; and legally licensed and insured to drive a motor vehicle and the ability to drive a motor vehicle under normal and inclement weather situations.

Desired Qualifications: NASOE or similar licensure or certification; some college courses or certification in a maintenance-related field; and a valid Class "A" CDL state driver's license.

Working Hours:
Generally M-F but hours may vary between 8-5 or 7-3:30 shifts depending upon assignment location.

General Purpose: The Golf Course Technician I position is responsible for the day to day maintenance of the golf course grounds and equipment. This position works under general oversight and direction from the Golf Course Technician III (Golf Course) position.

Primary Responsibilities:

  • Performs all the essential duties and responsibilities of the Golf Course Technician position.
  • Performs all the essential duties and responsibilities necessary to maintain golf course grounds including but not limited to greens, tees, fairways and rough, bunkers and irrigation/drainage systems using equipment in a safe, effective condition and assure that overall maintenance needs are met.
  • Performs preventive maintenance and repairs on golf course equipment including but not limited to ball washers, mowers, chain saws, utility vehicles, power seeders, aerators, sod cutters, sprayers, and tractors.
  • Must be available to work a flexible schedule, including weekends, holidays and evenings as needed to perform maintenance and repair functions.
Essential Duties:

    • Operates and maintains golf course vehicles and grounds equipment including pick-ups, trailers, fairway mowers, rough mowers, greens mowers, tee mowers and trim mowers, skid loader, utility vehicles, chain saws, power seeders, aerators, sod cutters, fertilizer spreaders, sprayers and tractors with various attachments.
    • Performs ancillary tasks using shovels, rakes and various hand tools; metal fabrication using electric or gas welders and cutting torch.
    • Follows all County and departmental safety rules, regulations and procedures.
    • Performs other duties as assigned and reasonably qualified to perform.

    Finance Manager, Asst. County Administrator's Office

    Essential duties and responsibilities: The Finance Manager works directly for the Assistant County Administrator - Finance & Administrative Services. The primary purpose of this position is to lead, plan, manage, supervise and evaluate the County's comprehensive finances. Oversees the administration of the County's purchasing card program and accounts payable. Performs other related duties as assigned and reasonably qualified to perform.

    Minimum qualifications: This position requires a valid Missouri State Driver's License. This position requires a Bachelor's degree from an accredited college or university in Business or Finance, Accounting or related field. Extensive experience in the governmental financial operations may be considered in lieu of education. Three years of professional and/or supervisory level government administration experience including budgeting and fiscal management. The employee is frequently required to travel throughout the County; may be required to travel within and out of state. Desired qualifications: Certified Public Accounting (CPA) preferred.

    - This is a highly responsible supervisory level position that works independently with general oversight and direction from a Building Services Manager. The position will create, implement, and continually evaluate short term (daily to monthly) custodial delivery objectives.

    - Assures compliance with local laws and procedures regarding the storage and disposal of trash, rubbish and waste; develops recycling initiatives and green programs.

    - Operates a vehicle to conduct work as needed; operates a variety of equipment, machines and tools related to custodial work.

    - Reports unauthorized or suspicious individuals on County property to appropriate personnel; turns lights on and off; unlocks and locks doors and gates; reports sanitation and safety issues and hazards.

    Maintenance I, Facilities Management Department

    General Purpose: The Maintenance II position is responsible for performing professional level tasks and assisting other crew members in the construction and maintenance of County owned facilities, infrastructure, and similar tasks. This position reports directly to the Maintenance III positions.

    Primary Responsibilities: Performs all the essential duties and responsibilities of the Maintenance and Maintenance I positions; performs a variety of additional and progressively more difficult maintenance, new construction, reconstruction/remodeling and repair services as assigned; performs a variety of additional ground maintenance tasks as assigned; and completes work orders and accepts verbal instructions from the Facilities Management supervisory staff.

    Essential duties and responsibilities: - Regularly involved in carpentry, electrical, mechanical, hydraulics, pneumatics, HVAC, plumbing and maintaining facility grounds and equipment using power tools, hand tools, mowers, trimmers, trucks, loads and tractors to complete tasks.
    - Completes maintenance assignments that include installation/repair of plumbing, carpentry, painting, concrete, carpet, roofing, communication systems, building and grounds signage.
    - Completes grounds assignments that include mowing, edging, trimming grass areas; planting, mulching, staking, fertilizing, trimming trees, and shrubs; cutting, rolling, laying and watering sod; irrigation systems; installing, cleaning out and repairing culverts and drop inlets; picking up, loading and securing debris and trash; assists in new construction layout and installation of electrical and plumbing runs, equipment and fixtures based on job specifications and local codes; assist with underground construction layout and installation; digging up and repairing water lines, irrigation lines, sewer lines; trenching for new water lines and electrical lines.
    - Operates and maintain tractors, right-of-way mowers, commercial riding mowers, trimmers, edgers, aerators, seeders, spreaders.
    - Performs improvement tasks including repairing, assembling, and installing picnic tables, grills, play structures, trash can holders, fencing, barriers, signs, cleans restrooms, empties trash, bumper blocks, and gates. Makes minor electrical repairs to include outlets, install new lighting, maintain existing lighting; changing light bulbs and fluorescent lighting, camper GFIC outlets, etc.
    - Performs snow and ice removal including shovels and operating snow blowers, trucks with mounted snow plow blades and sand/salt spreaders, uses skid loader with mounted boom or bucket to clear parking lots and walking surfaces.
    - Performs road repairs and improvements including loading and hauling rock or hot/cold asphalt mix for patching of holes; filling cracks with asphalt emulsion; installing, repairing and cleaning out culverts, drop inlets.
    - Performs preventive maintenance on equipment including changing oil and filter; greasing moving parts; airing up and/or changing tires; sharpening or changing blades, belts, springs, chains, cleaning by pressure washing or with compressed air; sanding, priming and painting rusted areas.
    - Performs general services such as moving file cabinets, office furniture, hanging pictures, delivering items and custodial functions.
    - Uses variety of hand tools and equipment including electrical tools, hand tools, plumbing tools, carpentry tools, pneumatic tools, metal sheers, tractors, dump trucks, trucks with snow plow, jack hammer, drills, nail gun, sand blaster, airless paint sprayer, skid loader, backhoe, boat, etc.; occasionally required to use heavy equipment and other types of equipment to perform various functions as necessary.
    - Checks buildings for needed maintenance and repair work per supervisor's schedule.
    - Fabricates, produces, and installs signs of varying dimensions.
    - Fabricates with metal by using electric or gas welders and cutting torch; jack hammer, shovels, rakes, hoes, whips, levers, to maintain grounds and roads; chains saws, pruners, trimmers, bow saws, drills for resetting highway/information signs, cutting bridgeboards or concrete forms.
    - Completes repairs to County security devices, such as locks, cameras, Fire and intrusion alarm systems.
    - Prepares surfaces for painting, performs patch and repair, and paints interior and exterior of County owned buildings/facilities.
    - Follows all County and departmental safety rules, regulations, and procedures.
    - Assists with the training and mentoring of new employees.
    - Performs other duties as assigned and reasonably qualified to perform.

    Minimum qualifications: High school diploma or GED equivalent; must have three to five years of increasingly responsible related work experience, or an equivalent combination of related education and experience including operation of heavy equipment; must have experience in a related field such as HVAC, boilers, plumbing, carpentry, painting, electronics, welding, custodial, or grounds-keeping; and legally licensed and insured to drive a motor vehicle and the ability to drive a motor vehicle under normal and inclement weather situations.
