REAL ESTATE REASSESSMENT 2021:

All County Assessors in Missouri are required to value real estate property in the county as of January 1st of each odd-numbered year. January 1, 2021, is the assessment date for the current assessment cycle.

Increase valuation notices will be posted online approximately April 1, 2021. If the assessed value of your property increases, a Change-of-Value Notice will be mailed to you.

The window to schedule an informal meeting with the Assessor's office is now closed. A value appeal can be made through the Board of Equalization. The appeal must be submitted by July 12, 2021.

COVID-19 Impact

The Assessor's office is open and fully staffed in both Clay County locations after the disruption caused by the COVID-19 virus. Since both locations are open our temporary online waiver form offered during the previous shut down is no longer available.

Personal Property -

Waivers: if you are a new Missouri resident or haven’t owned a vehicle in more than a year you may be entitled to a waiver. You will need to bring to the office your title, application for title or out of state registration. We will review your paperwork and issue the waiver at that time with minimal waiting.

If you have been a Clay County resident and owned a vehicle but didn’t receive a tax bill it’s possible you weren’t assessed and need to be. You can call our office at 816-407-3520 to check if you've been assessed before driving to one of our locations. If you have not, you will need to come in to one of our locations to fill out the assessment paperwork and have a tax bill generated.

If you need to tag a vehicle that isn’t on your tax receipt and you did own it on January 1st of the previous year you will need to come in to one of our locations to have it added to your tax bill. If you purchased the vehicle after January 1st of the previous year it will not need to be on your tax receipt.  You are only taxed on the property you owned January 1st of each year.

Business Personal Property - The business dept. is located at the Clay County Annex and is open Monday through Friday 8am-4pm. You may either call 816-407-3460 or send an email to bppassessor@claycountymo.gov for assistance before driving to the office; they may be able to answer your questions or address your concerns over the phone.

The Assessor’s Office is tasked to ensure that the tax burden is distributed equitably among all property owners. To accomplish this all property is valued with uniform and consistent processes and procedures following Missouri Revised Statutes.

The GIS/Mapping division creates, manages, and publishes land parcel data using current geographical information system (GIS) technology. Custom maps are available for purchase.
